For a Chinese buyer exploring shared ownership in England, the headline share price is only one part of the budget. The monthly commitment can include a mortgage on the purchased share, rent paid to the landlord, service charges and other property-specific amounts.
GOV.UK says the landlord should provide a key information document before reservation. It should be read alongside the lease, mortgage illustration and solicitor’s report. The scheme has its own eligibility and property rules, so an overseas address or Chinese nationality does not by itself establish eligibility.
Start with the purchase costs. Record the deposit on the share being bought, legal costs, any applicable stamp duty treatment and the reservation fee. The government page notes that a reservation fee is usually deducted on completion but may not be refundable if the purchase does not proceed; confirm the actual terms in writing.

Then build the monthly budget in separate lines. Mortgage payments relate to the purchased share. Rent relates to the share retained by the landlord. Service charge, estate charge and management fee cover different items and should not be merged into the rent figure.
A repairs reserve or sinking fund may also apply. GOV.UK explains that it can fund major works and that payments are not usually returned when the owner moves. Ask for the current budget, recent accounts, planned works and the method used to change charges.
Lease length remains relevant even though the home is shared ownership. A short remaining term can affect future sale or remortgage and an extension may require landlord permission and additional cost. The conveyancer and proposed lender should review the actual lease rather than relying on a marketing summary.
The useful comparison is therefore not shared ownership versus a full purchase using price alone. Compare the complete monthly and completion-day cash flows, the rules for buying more shares, resale restrictions and the effect of future charges. Mortgage, legal and scheme decisions remain separate approvals.
