Buy-to-let mortgages for overseas buyers

A buy-to-let lender commonly assesses the applicant, expected rent and property. Advertised rent is not automatically the lender's accepted rent and does not represent the net result after tax, service charges, repairs, voids and finance costs.

01REVIEW POINT

Rental coverage test

Each lender uses its own accepted rent, stressed rate and coverage ratio. The method may vary with tax status or product.

02REVIEW POINT

Property and tenancy fit

Tenure, size, building type, tenancy, HMO or short-let use can affect mortgageability and may bring additional licensing or management rules.

03REVIEW POINT

Personal or company ownership

Ownership affects lender choice, cost, tax and administration. Mortgage, legal and tax specialists should assess their respective areas.

04REVIEW POINT

Decide on net cash flow

Model voids, repairs, insurance, management, service charge, tax and rate changes instead of relying on a gross advertised yield.

COMMON QUESTIONS

Common questions

Does higher rent always mean more borrowing?

No. The lender applies its own rent, stressed rate and coverage standard and also assesses the applicant and property.

Can a standard BTL mortgage cover short lets?

Do not assume so. Short lets, holiday lets and HMOs may need specialist products and must meet lender and local requirements.

Is company ownership always more tax-efficient?

There is no universal answer. Mortgage pricing, taxation, extraction of funds and administration depend on the individual circumstances.
