For Chinese buyers comparing a UK mortgage, a headline rate is not a complete offer. MoneyHelper explains that the mortgage illustration sets out repayments, upfront fees, overall cost, APRC, rate type and important product features.
Start by checking identity and scope. The illustration should match the applicant names, loan amount, property purpose, repayment method and term being discussed. An overseas address or Chinese income source should not be hidden behind a generic example.
Read the rate section together with the reversion rate and APRC. APRC is designed to include interest and certain fees over the assumed life of the mortgage, but your actual outcome can differ if you repay, move or remortgage earlier.

Separate every fee by timing. Record what is payable before application, on completion or when the loan ends. If a product or advice fee is added to the mortgage, the illustration should help show that it becomes part of the borrowing and attracts interest.
Flexibility matters for an international buyer. Check overpayment rules, early repayment charges, portability and what happens if the mortgage is no longer wanted. These features can matter more than a small rate difference when future residence or property plans may change.
The illustration does not replace the lender’s underwriting, valuation or the solicitor’s property review. It also does not resolve currency risk: income paid in another currency may be assessed under lender-specific rules and future exchange rates remain uncertain.
Compare illustrations side by side using the same loan amount, term and repayment basis. Ask about any difference you cannot reconcile, retain the final version and read it with the suitability report and legal documents before making a commitment.
